Buying and selling your home is one of the most important (and possibly most stressful) financial transactions you will undertake. We work diligently to see that the process runs as smoothly as possible.
At Blanchards Bailey, our professional and knowledgeable conveyancing solicitors work proactively and efficiently to get the job done, providing sound legal advice and the highest standards of service.
You are our focus. Our team will identify potential problems early to deal with them quickly and keep you informed during the conveyancing process.
Our team is made up of highly experienced legal and conveyancing professionals who deal with a full variety of property matters. Our attention to detail and knowledge of the local area helps avoid problems in the future.
We are also able to advise on matters relating to property transactions such as co-habitation agreements, tax issues and holding property in trust.
We will always give you a full breakdown of legal costs and expenses involved in your sale or purchase. We would encourage you to look carefully at any other quotes you have been given and the extras that you may find. We offer value for money with no hidden extras. For example, our quotes include acting for the mortgage lender and we do not charge extra fees for stamp duty. We also offer a free document storage facility.
We are finding often that multi-national estate agents persuade prospective sellers to use their “recommended solicitors” to act. Many of these agents are linked financially to large conveyancing firms that operate on a mass production level, thus offering minimum personal contact with no local knowledge. Never sign your agent’s Terms of Business until you have spoken to us: it is your choice who acts for you. Our housing solicitors will look after your best interests as we do not have vested interests with estate agents or insurance companies.
Energy Performance Certificates
We are able to offer the Energy Performance Certificate (EPC) at a very competitive rate. Please call us to arrange this for you.
Protection against fees if a sale or purchase does not complete
The majority of sales/purchases that involve our clients are completed smoothly. However, for various reasons sales/purchases can sometimes fall through.
To protect our clients from paying fees when their sale/purchase does not complete, we offer an Abortive Costs Protection Scheme.
By paying an additional non-refundable sum of £60 plus VAT for a sale and £60 plus VAT for a purchase in addition to the fees on our estimate (you can choose either transaction or both), we GUARANTEE not to charge anything for our time if the matter does not proceed in the following circumstances:
- Your buyer/seller decides to withdraw
- Your buyer/seller loses his related sale/purchase and has to withdraw
- Your buyer/seller withdraws for any other reason apart from unreasonable delay or unreasonable conduct on your part
