Buying a house is the most important financial and possibly most stressful transaction that most of us undertake.

Professional

Our team is highly experienced in dealing with the full range of property matters and will work closely with you and all other parties to make the conveyancing process move quickly and smoothly.  Our staff are specialists who will personally deal with your transaction. Vida Smith in the Dorchester office, for example, passed her professional exam in conveyancing (ILEX) in August 2010.

Communication

It is crucial that we keep closely in touch throughout the transaction.  We will obviously write to you and telephone you and we are happy to communicate by email.  You are always most welcome to call in to see us to discuss any aspect of your sale and purchase.

We also have the latest in Case Management Systems which enables us to deal efficiently with correspondence and keep in touch with all parties in the chain by email or telephone.

Quotation

We will always give you a full breakdown of legal costs and expenses for your sale and purchase and do offer a No Sale No Fee policy in many instances.

Warning

More and more often we are finding that multi national estate agents are persuading prospective sellers to use their "recommended solicitiors" to act for you.  A number of agents are financially linked to large conveyancing firms who operate on a mass production level and offer minimum personal contact and have no local knowledge.  Do not sign any Terms of Business with an agent until you have spoken with us.  It is your choice who you want to act for you and it surely makes sense to use a local independent firm of solicitors who will look after your best interests and who do not have vested interests with estate agents or insurance companies.

Energy Performance Certificates and the old Home Information Packs ("HIPs")

In line with the new government's instructions, we are no longer offering the HIP. We do still offer the Energy Performance Certificate (EPC) at a very competitive rate from £58.75 inc VAT. Please call us to arrange this for you.
