More and more often we are finding that multi-national estate agents are persuading prospective sellers to use their “recommended solicitors” to act. Many of these agents are financially linked to these large conveyancing firms, who operate on a mass production level thus offering minimum personal contact without local knowledge. Never sign your agent’s Terms of Business until you have spoken to us: it is your choice who acts for you. Our housing solicitors will look after your best interests as we do not have vested interests with estate agents or insurance companies.

Protection against fees if a sale or purchase does not complete

The majority of sales/purchases that our clients are involved in are completed smoothly, however for various reasons sometimes sales/purchases can fall through.

To protect our clients from paying our fees when their sale/purchase does not complete we offer an abortive costs protection scheme.

By paying an additional non-refundable sum of £50 plus VAT for a sale and £50 plus VAT for a purchase in addition to the fees on our estimate (you can chose either transaction or both), we GUARANTEE not to charge anything for our time if the matter does not proceed in the following circumstances:-

  • Your buyer/seller decides to withdraw
  • Your buyer/seller loses his related sale/purchase and has to withdraw
  • Your buyer/seller withdraws for any other reason apart from unreasonable delay or unreasonable conduct on your part
